60,000 dollar less offer on dual agency home

have a home listed for close to a million dollars (960,000). My agent is also representing the buyer as broker? and they offered 5% ish under list and 60,000 under list price within 48 hours of listing. Would you be suspicious of the offer? The market is slow and is the a mountain area of a desirable state

Update: Home was basically brand new and hardly lived in. They were asking for personal pictures off the wall and wanted unlimited budget for personal preference landscaping. Tonight the guys started requesting more information like utility bills and other information. Couldn’t even get information to them before they decided no longer interested in home.
