After living in their beloved Washington, D.C. townhome for more than 15 years, Kate and Kendall were ready to move on to a larger home with more room for their their two daughters, two dogs and cat. Kate reached out to Redfin agent Dan Galloway to discuss how to maximize the sale price for their home.

At their meeting, Dan introduced Kate and Kendall to Redfin Concierge. With Redfin Concierge, Dan would provide all of the typical services Redfin offers sellers and in addition, he would work with a Redfin Concierge project manager to create a custom plan to help sell the home for top dollar. Redfin would schedule and oversee the cosmetic updates that buyers look for, and even pay for deep cleaning and staging.

Sellers who choose Redfin Concierge pay a 2 percent listing fee, a significant value when compared to the 2.5 to 3 percent fee that other local brokerages commonly charge. For sellers who prefer to handle the prep work themselves, Redfin charges a 1 percent listing fee in Washington, D.C. and most other markets.

Kate said choosing Redfin Concierge was an easy decision. The service felt custom-made for her busy family.

“Both of us working full-time and having an active family, we were happy to let Redfin shoulder the most onerous responsibilities to get our home ready to sell. I remember doing a double take when I learned I could get all that value for just 2 percent!” Kate recalled.

Dan and Christina Cachie, the Redfin Concierge project manager, put together a plan to showcase the home’s charm and refresh the wear and tear from kids and pets. Dan knew buyers in their neighborhood would expect a completely updated and move-in ready home.

Christina hired and managed professionals to paint the interior and exterior, repair the back porch stairs, handle some electrical work, remove wallpaper, clean and stage. Check out the transformation!

Based on prior experience renovating their home, Kate and Kendall were all too familiar with the stress and strain that managing a home-improvement project can entail and were thrilled for Redfin to take it on.

“Redfin Concierge was a relationship-saver. Knowing Redfin does this professionally, we put our trust in them, which eliminated a lot of errands and to-do lists and hard discussions about what should be fixed, how to do it and who to hire. Redfin took the guesswork out of it and helped manage the schedule. Everything happened really fast, which was important because we had already purchased our next home and didn’t want to carry two mortgages for long.”

Without any of the updates, Dan estimates the home would have sold for $675,000. After updating, the home was put on the market for $699,000, and after less than a week, the family accepted an offer of $700,000. They are now happily adjusting to life in their new home!

“I would absolutely recommend Redfin Concierge to anyone. It is an incredibly cost-effective and pragmatic approach to selling. Trust the professionals and recognize that just like you, they want the home to sell for as much and as fast as possible. Honestly, that house was my baby. When it comes time to sell you have to detach with love.”
