Built up roof on residential home? Ugg

Looking to buy a home that is on 8 acres that is forested. It’s an unusual house as it’s not really a typical looking ranch. The roof is not flat but slightly pitched. The owner was at the showing so I was able to ask him about the roof. He said it was a “built up” roof that is original 1968 and that it only needs coated every 10 years? That it will last a lifetime. Idk… never seen this anywhere in Indiana and I am skeptical that it could last so long. Also worried the VA will not approve lending because of this. Any one have any idea on this? He said it was done like this because of all the trees and that it is super insulating.
