First time home buying – need real perspective for sane decision

We are looking to buy our first home in Snohomish county , Washington , WA and can use some real advice as we are confused between going for a brand new construction with builder lender for lower rate at 6% , an older more likeable house , or a smaller old house that we like and are aspirational of extending by adding rooms in future but cant seem to decide due to high property rates and interest rates. More so in analysis paralysis mode. Single earner family as of now.

  • pros – newer build , builder lender interest rate at 6%

-cons – high prices for a cookie cutter home , small backyard, small garage and in a community of 66 homes being built for next two years , requires very high down payment , no charm or appeal as such

pros – like the house overall , slightly cheaper ( try to bid lower if possible) , has backyard ,

cons- higher interest rate, maintenance can be higher

Older smaller less expensive house that we want to extend in future depending on our needs –

pros – at least in a price range we can sleep with , looks good overall with lovely backyard we like, ok for two people as of now

cons – at a price point which seems higher as it is small built up area ( might get 20k reduction or so if lucky) , less storage ,

what do you folks suggest would be the right choice and what should we be careful of ? We can afford all of them albeit with varied levels of anxiety and sleepless nights 🙂
