If your house is not getting showings, but is a very niche property, is it overpriced?

I am trying to sell a niche property. Specifically, it’s a condo in an area where the only comparable condos are over twice the square footage. Nothing remotely close to the square footage of mine has come on the market within the past 24 mos. As such, it’s hard to truly know the value.

We listed on mls with a local, connected realtor specializing in this area. Realtor had professional photos taken and photos and listing look good.

We went on market 6 days ago. We got 1 showing the 1st day. Buyer stayed over an hour and agent’s feedback was the home was “very clean,” but didn’t share anything else.

That’s the only showing in 6 days active and Thursday is 4th of July and holiday weekend.

I definitely feel the price is aggressive, but since there’s really nothing else like my property in the area, we are looking for that 1 buyer who specifically wants this type of lifestyle and property.

Since it is very niche, is the fact we only had 1 showing in 6 days with 4th of July this week a concern yet?

If not concerning yet, how many days on market with no showings for a very niche property would be concerning to you?

I was hoping for at least a couple showings being new to the market…

I did ask my Realtor. They said the market and showings have “slowed” in general across all of their listings, and that they are waiting to see if things pick up after the 4th.
