Realtor Commissions

I’m curious what others are seeing in realtor agreements. I’m in the early process of buying a home. Our favorite realtor sent over the rep contract and it states her 3% commission, which is normal in Texas. The interesting thing is that it says if the seller refuses pay my agent’s commission (which they now have no obligation to pay with the recent NAR changes) then I’m on the hook for the 3%. The scenario in which I have to pay an extra 3% cash on top of the value of the home isn’t doable. I would appreciate hearing what others are seeing and how they’re navigating the new world with negotiated fees.
