Seller’s agent commission

 In RealEstate

My husband and I are selling our home in Ohio in the not too distant future. We are trying to do due diligence and interviewed 3 realtors (as it turns out, they were all from the same agency – not our intention). We were expecting the standard 6% commission but we were totally surprised when each agent quoted a different commission. The first agent said her commission is 4% (and we would have to figure out what to pay the buyer’s agent), the second agent quoted 5.5% split between buyer and seller agents and the third agent quoted 5% (again, suggesting that we would have to negotiate the buyer’s agent commission, possibly 0-2%).

We told the last agent that we were very uncomfortable with that arrangement and within an hour, he reached out and said that his manager approved a 6%, 50/50 split between agents.

What the heck is going on here? Is a seller’s agent alone EVER worth 5%? Why were 2 of the 3 above the 3% mark?
