Buying on low income possible??

What’s the likelihood of getting approved for a loan worthwhile & for how much, potentially?

One income household at around 52k. Decent credit (730-750). Already own a home outright with intentions to sell, valued around 100k give or take. Decent homes in this area are priced around 280-350k.
