Seller just backed out of deal, can I force them to sell?

I just purchased a house that I’ve been having a lot of back and forth with the sellers on. There’s been disputes about repairs that need to be made, etc. and nothing has been resolved.

Well, I was just going to proceed with the sale, and then fix the things myself, and just move on with the purchase of the house.

My close date was yesterday, and I went early to wire the money for the house, and then immediately went to sign my closing docs. Signed, and everything was good.

During the walk-through (which we recorded everything during walk-through) my agent made a joke to me that he’s seen a lot of bad houses in his time, and that some houses, even if they were FREE, aren’t worth buying. Just an offhand comment, not relating to the purchase of the house in question that I’m buying.

An hour couple hours after I sign closing docs, my agent called me and tells me they’re canceling the deal, and are returning my EMD.

They, however, also signed closing docs, but the escrow company isn’t recording it until both parties agree.

I’m like, how can they do that even after they signed closing docs and everything. My wire transfer went through to escrow. The loan has been sent to escrow. Docs have been signed by both parties.

In the contract it says that if they cancel “properly” that I get my EMD back. But does this count as “properly” canceling since I didn’t agree to terms with them?
